That’s what happened to our client, a high-volume printing company located near Heathrow. Having operated from the site for over 40 years, being told their landlord was about to redevelop the whole site and demolish the building presented an urgent challenge with a lot of potential stress and business interruption.

What is an acceptable location for the existing workforce with good transport links and close to our client base?
How much sq.ft factory floor area, warehouse storage, and office space do we need?

How to get the new industrial building fitted out electrically and mechanically ready to move production facilities while avoiding downtime?

Initial Enquiry

This project began with an enquiry from the company’s Finance Director explaining the situation and asking if we could quote for the electrical work. We presented a case study of another similar factory fit-out project we carried out previously, and later set up a meeting with Scott, the Managing Director.

Pricing and Design

Time was limited and a potential new location had just been identified. We arranged a survey of the existing site to learn about the company’s operations and production processes. Surveying their current arrangements and details such as production machines, layout, heating and lighting levels enabled us to establish requirements for the new site. The proposed new site was a recently vacated warehouse presented as a basic shell & core specification. We undertook a fact-finding survey visit and with a 1-week deadline we prepared initial layout drawings to design & cost the electrical fit out.

We provided a fully quantified fixed price proposal to provide new electrical distribution, machine and small power supplies, lighting, heating, and interior fit-out. This method clearly establishes what we will provide and how much it will cost – giving our clients clarity and certainty.

Feedback from our client was positive - citing the comprehensive detail which instilled confidence that we had understood the brief. For us, with Matt’s background in manufacturing engineering, we could see that production was the priority as the key driver of the business - and at the same time this was an opportunity to improve process layouts and support facilities when compared to the old site.

Project Start

With our proposal accepted, the team from Matt Browning Electrical were scheduled to commence work on site in August.

Machine positions and layout of the factory floor were marked up for client approval – seeing the physical layout on site rather than on drawings provides an opportunity for last minute discussion and adjustments.

As a responsible company, NICEIC Approved Contractor, and a member of the Electrical Contractors Association, we provide detailed risk assessment and method statements (RAMS) to accompany our work. This helps us design and plan the work so it can be carried out safely in practical terms and communicate this plan to our team, our client, and other stakeholders.

Cable Containment

Primary cable containment was the first milestone to complete. We designed and installed an overhead cable ladder system to deliver power distribution to large machines and local distribution boards. Installed at 4m height, this maintained access for forklift truck movements and machine installations, while enabling drop down posts and frames to feed small machines and workstations.

Electrical Supply Capacity

Authorised supply capacity and fusing at the new building was assessed by our team at the earliest opportunity, and as part of that process, we carried out a load study at the old site - monitoring maximum demand and load characteristics over a 1-week period. This enabled us to determine that a supply capacity increase was required at the new site to accommodate existing and new production machine loads. Working with SSEN, we coordinated and implemented this supply increase as part of our work.

Electrical Distribution & Cabling

Our team replaced old electrical distribution boards with a Hager 630A 3-phase panel board - providing 200A outgoing feeds to larger machines and six new distribution boards for building services and production areas. With detailed design & planning beforehand, our electricians prefabricated the cable trunking and distribution board assemblies in advance. This ensured that once the incoming supply was de-energised, we could strip out and replace the primary distribution boards efficiently to get core building services such as security, access control, and fire alarm systems back up and running. That’s always a satisfying moment for our team, who take pride in delivering our projects to a high standard and on schedule.

Next, our electricians pulled in the SWA distribution cables, all glanded and terminated to deliver power across the factory. Existing distribution boards for office areas were also replaced to provide upgraded circuit protection including additional protection by 30mA RCD and Surge Protection for enhanced safety and reliability. At Matt Browning Electrical we take pride in the details with full testing & certification, circuit schedules and labelling provided at every distribution board – making future operation & maintenance easy and safe.

Lighting Scheme

Lighting was carefully considered as our client required a high lux level with shadow free coverage for quality control inspection across the production process. We know from other manufacturing clients we serve that high bay LED lighting can be problematic causing excess shadows, glare and non-uniform coverage. As a result we designed and installed low level linear lighting suspended just below the cable ladder system. Utilising a busbar trunking system (tried & tested on other projects) helped us get the new lighting system installed quickly whilst providing flexibility for future layout changes.

Self-test open area emergency lighting was also installed as part of the new lighting scheme – ensuring safety in the event of power failure. As the project progressed, we received great comments from our client’s production staff coming to see the new site and appreciating the standard of lighting. For us it’s always rewarding to get good client feedback – both from management and from the people on the ground who will be working in the area. Delivering quality lighting that clearly makes a difference both in terms of performance, reliability and energy costs – especially when compared to the ageing and obsolete fluorescent lighting at the old site.

Milestones and Machine Connections

Working to our project plan, we delivered each element of the project on schedule as promised – providing confidence for our client that the site was ready to start moving production from their old premises. A combination of existing production machinery and some new machines were installed and connected – with the largest being a Heidelberg 6-colour printing press fed from a 200A TPN supply using 95mm2 SWA cable on the cable ladder. Custom fabricated drop-down posts were used to supply workstations with 13A sockets and isolators for machine connections, as well as provision of compressed air / water connections where required.

Our team also coordinated interior alterations as part of the package to accommodate a pre-press plate setting room and staff kitchen within the undercroft area – all delivered on schedule and coordinated through one point of contact to help our client.

Inspection & Testing

During and on completion of the installation, our electricians inspected and tested their work to ensure compliance with our initial design and BS7671 Electrical Wiring Standards. Full electrical certification was provided, together with circuit charts and labelling of equipment. This isn’t just paperwork or box ticking, it checks and verifies safety, reliability, and performance in normal operation and in fault conditions – helping our client demonstrate the safety of their site. Not only that, it also enables quicker and safer planned or reactive electrical maintenance and future Electrical Installation Condition Reports or fixed wire testing.

Project Completion

By the end of October, our team successfully completed all quoted works on schedule, as per quote, and to a high standard.

Load Study & Supply Capacity Assessment

A local school approached us with a question:

Can we add new electrical equipment to our existing building?

Rather than speculate, we took a data-driven approach.

We began with a detailed survey of the electrical infrastructure and installed a data logger to monitor real-time energy use over a sustained period. After analysing the results, we were able to:

A load study is a sensible step for sites considering adding significant new loads such as EV chargers, catering equipment, electric heating & air conditioning, and process machinery. A fundamental part of electrical design for alterations and additions is assessing the suitability of the existing installation including an assessment of supply capacity. Without it, there could be a risk of overload, power loss, and long-term equipment damage. It's also a useful way to look for energy savings - helping to spot unnecessary power usage out of hours.

Electrical Distribution Board Upgrade

During a half-term school break, we carried out an upgrade of aging electrical distribution boards to meet modern safety standards and provide additional circuit capacity for future expansion.

When was your wiring lasted checked?

Safety in the workplace is paramount; by getting an electrical inspection of the fixed wiring, it can help businesses to identify anything that might need attention – be that damage, deterioration or simply the overall condition of the electrical system.

For most commercial buildings the fixed wiring and electrical equipment should be inspected (and tested) every 5 years, with the results documented in an Electrical Installation Condition Report (EICR). At Matt Browning Electrical our skilled electricians provide thorough electrical inspection and testing services for all types of commercial buildings, like this warehouse in Reading which our team were recently appointed to inspect. Having just moved into the site, our client needed an up-to-date EICR to document the wiring condition and confirm suitability for safe continued use.

What is an EICR?

An Electrical Installation Condition Report (EICR) is the conclusion of on-site inspection and testing by a suitably qualified and experienced electrician. BS7671 provides guidelines on the minimum requirements to be covered. The report identifies any potential hazards, damage or deterioration to the premises fixed wiring and electrical distribution equipment. An EICR also provides recommendations for any improvements which are graded in severity from C1 Immediately Dangerous through to C3 Improvement Recommended.

It is an essential test for the health of your buildings electrical systems and ensures that where needed preventative maintenance or upgrades can be completed before a problem escalates. Failure to maintain the electrical installation could result in loss of power, fire, or electric shock with fatality in the worst case.

In a commercial environment the landlord, occupier, and employer have a duty of care over employees and the premises. In many cases a commercial building lease transfers those responsibilities from the landlord to the occupier. The Health and Safety at Work Act 1974 and Electricity at Work Regulations 1989 require that an electrical installation should be adequately maintained to prevent danger as far as reasonably practicable. A good quality E.I.C.R. provides evidence that these safety check have been carried out and provides a prioritised plan for any improvement work.
Insurance
Most policies require periodic inspection and testing of the electrical installation to ensure it is in a safe condition - this is demonstrated with an up to date "satisfactory" electrical installation condition report.
New premises
Purchase or lease. Avoid unexpected costs - our engineers can assess if the electrical installation is safe and in suitable condition for your needs when purchasing or leasing new premises. This can assist with reducing future liabilities arising from end of lease dilapidations reports.
Fire or Flood
If your property or site has experienced damage, it is wise to get the electrical installation checked and the results properly documented. This then provides a prioritised plan for any remedial work.

Matt Browning Electrical, a trusted electrical contracting firm, has recently completed the installation of new electric vehicle (EV) charging points at Maxis Business Park in Bracknell - one of the region's most sustainable and forward-thinking office developments. Working in partnership with the sites facilities management company, the project featured the installation of Rolec twin 7kW charge points, providing safe, reliable, and user-friendly operation. These units are equipped with the Monta back-office management platform, allowing for seamless user management through the Monta app or RFID tags. This integration helps to streamline usage and billing, offering flexibility for both employees and business park tenants.

The scope of the work extended beyond the installation of the charge points themselves. The team at Matt Browning Electrical designed and installed all necessary switchgear, cable containment, and cabling to ensure the safe operation of the charge points. In addition, to safeguard the infrastructure from potential parking damage, vehicle barriers were installed, complete with clear signage to designate EV parking spaces.

Full risk assessments and method statements were provided, and where necessary, work was undertaken outside of regular business hours to avoid disruption to the business park’s operations. School LED Lighting Upgrade

Annual Emergency Lighting Testing at a local Bowling Club

To ensure the continued safety of staff and visitors, Matt Browning Electrical were contracted to carry out the annual testing of the existing interior and exterior emergency lighting at a sports facility in Maidenhead, Berkshire.

Working out-of-hours, our team carried out the testing and documented the results to demonstrate the emergency lighting performed correctly. Where our test report identified faulty lights, we provided a fixed price quote and were subsequently appointed to supply & fit replacements as part of our electrical maintenance service.

Annual testing and routine maintenance provides assurance that emergency lighting will continue to operate for the correct duration to allow safe evacuation in the event of power failure .

Emergency lighting is required in premises to enable occupants to escape safely in an emergency situation. BS 5266-1 states that a building must have adequate illumination to support escape and identify firefighting equipment (or any other fire safety equipment). The standard defines minimum lux levels and duration.

In the UK, is a legal requirement under both Building Regulations and the Regulatory Reform (Fire Safety) Order 2005, that all business premises including offices, factories, pubs and clubs, schools, hospitals and entertainment venues – including tents and marquees – are provided with emergency escape lighting.

Commercial Electrical Inspection and Testing in Reading

Our experienced electricians recently completed 5-year fixed wiring inspection and testing at our clients regional office in Reading. Results from the electrical inspection are documented in an Electrical Installation Condition Report to demonstrate compliance or highlight any areas where electrical safety needs to be improved.

As NICEIC Approved Contractors we regularly carry out electrical inspection & testing and EICR's to help our clients ensure their electrical installation is in safe condition. Our electricians are all City & Guilds 2391 qualified for this work, and have over 30 years experience working on residential, commercial, and light industrial electrical installations.

The fixed wiring in all commercial premises should be inspected and tested every 5 years in accordance with BS7671 to ensure the electrical installation is in safe condition for continued use. The work involves detailed visual inspection and electrical testing to check for faults, damage and deterioration of the wiring, circuit protection, and related equipment.

At Matt Browning Ltd - Electrical Contractors, we are looking for our next electrical installation apprentice. This is a full time 4 year apprenticeship - starting in September 2023 - with 4 days per week working and learning on-site, and1 day per week learning at Bracknell and Wokingham College.

Our apprenticeship program is an excellent opportunity to become a qualified electrician and valued member of our team. The role combines hands on learning working alongside our skilled engineers and part-time college study to gain formal qualifications. It is a full-time paid position with all training costs, tools, and workwear included - leading to a level 3 qualification as a qualified electrician with potential for opportunities to progress within our company on completion.

We have a proven track record of training and developing apprentices. Our two most recent electrical apprentices achieved merit awards at college and successfully completing their AM2 trade tests in year 4 with a 99% pass mark.

The move towards low carbon technology including the electrification of transport and heating, combined with the ever-increasing reliance on electrical devices and systems means future career prospects are exciting for successful electricians. Opportunities to progress within the electrical industry include specialist areas, project management, and design or supervisory roles for the right candidates.

What does an electrical apprenticeship involve?

From our base near Bracknell, we cover the Thames Valley area and further afield. Working on a variety of electrical installation projects, the apprenticeship would involve:

Hands-on practical work at our clients’ sites installing electrical wiring & equipment such as electric car chargers, solar panel & battery storage installation, lighting, power sockets, distribution boards, data cabling, process machinery, heating, and controls.
Learning the required skills working alongside our experienced electricians 4 days a week.
1 day a week attending Bracknell & Wokingham College.
We offer the opportunity for you to experience all aspects of the job from installation through to final inspection & testing in a supervised environment right from year 1, so by the end of your apprenticeship you will have gained the required experience, skills, and qualifications.
You will also learn electrical fault finding, repair, and maintenance skills.
You will also gain experience of the wider range of mechanical and building maintenance skills.
As you progress through your apprenticeship you will take on more responsibility and be given more complex tasks.
Practical and theory assessments are taken regularly, both on site and in college.
Tools, workwear, and safety equipment (PPE) is provided.

Electrical Safety Improvements and Distribution Board Upgrade

Electrical Safety Upgrade & Commercial Distribution Board Replacement

The commercial electricians at Matt Browning Ltd . carried out electrical safety improvements and 3 phase distribution board replacement works at a car body workshop in Wokingham, Berkshire.

Due to the nature and location of the building, the building relied on an old earth electrode and an earth leakage circuit breaker arrangement for fault protection. A recent electrical installation condition report (EICR) had highlighted defects with the earth electrode arrangement and our client experienced occasional problems when a fault with one piece of equipment caused power loss to the whole building - affecting workshop paint processes and productivity.

We designed and installed a solution to provide enhanced safety and reliability in accordance with the latest BS7671 requirements. A new distribution board was fitted with timed delayed RCD main switch and individual RCD's for all final circuits providing additional protection against electric shock, with full selectivity so that a fault on one circuit or piece of equipment would no longer affect the whole building. A new earth electrode and earthing conduction was also installed with suitable cable containment.

Our client now has improved electrical safety and reliability. The distribution board upgrade was untaken out of normal working hours to avoid any disruption to their staff and production. All worked was carried out on a fixed cost basis and completed in the planned time frame.

It’s national apprenticeship week – promoting the career opportunities available through apprenticeships.

The electrical engineering industry has a long tradition of apprenticeships – it’s a great way to gain the qualifications, experience, and knowledge required to build skills for life and a successful career in the construction and engineering sector.

This year we are looking to take on one new electrical apprentice to expand our team. Based in Bracknell Berkshire, it is a full-time paid position with all training costs, tools, and workwear included – leading to a level 3 qualification as an electrician, with potential opportunities to progress within our company on completion.

The first 3 years consist of 1 day a week in college (typically Bracknell & Wokingham) studying theory and practical skills and 4 days a week working with us on site gaining experience and knowledge. The fourth and final year is full time on site to really demonstrate the knowledge and skills, with the AM2 trade test as the final stage to qualify as an electrician. Rates of pay increase each year depending on progress and development. We are proud of our in-house training and skilled team and offer great opportunities, holiday leave, and competitive rates of pay.

Surveyed last week, one of our engineers was on site this week to install a home charging solution for our clients BMW i3.

Emergency Lighting - Testing & Maintenance Services

The skilled team at Matt Browning Ltd – Electrical Contractors recently carried out a full replacement of the emergency lighting installation within a local GP surgery.

Matt Browning Ltd - Electrical Contractors were appointed to carry out the work after formal testing of the emergency lighting showed that over 50% of the aged lighting was ineffective – either not functioning at all, or not illuminating for the required duration.

When the original emergency lighting was installed over 40 years ago, no test switches were provided so the user was unable to carry out routine tests. To avoid costly and disruptive rewiring, we proposed emergency lighting products with an integral self-test function. These automatically test battery condition and functionality without manual intervention – saving on wiring costs and routine testing resources.

Products were selected from the Ovia lighting range from established manufacturer Scolmore Group .

The facilities manager at the site commented:

Residential Kitchen Diner Extension - Electrical Sub-Contract Works

Bespoke LED lighting of roof lanterns, and feature pendants over the breakfast bar. Underfloor heating to all rooms, with upgraded heating controls.

Working for the main contractor, we carried out an initial site survey and prepared a full electrical specification and pricing proposal before work commenced on site.

All work was coordinated to fit in with the relevant building work phases, with full BS7671 NICEIC and Building Regulations certification provided on completion.

In line with our standard approach, for the extended and refurbished areas we installed all new final circuit wiring to suit the new layout and ensure both compliance and reliability.

To enable our new work to comply with current wiring standards, a replacement consumer unit was installed, providing surge protection, individual RCD protection to all circuits, a non-combustible consumer unit enclosure (under wooden stairs primary escape route) and installation of protective bonding. Prior to the consumer unit change, our electrician carried out basic inspection and testing of the existing wiring throughout the property - bringing any significant safety or reliability issues to the clients attention.

Due to the increased living area and change to escape routes, we also specified and installed an interlinked mains powered smoke detection and alarm system to provide enhanced fire safety to the occupier in accordance with the architects plans, building regulations part B and BS5389.

As usual, we also provided a design and install service for mechanical extract and ventilation to both kitchen and utility in accordance with Building Regulations Part F.

The project was completed on time and on budget, with health and safety risk assessments and method statements compiled and briefed to our team at the project start.

We only use our own full time employed and fully qualified electricians, guaranteeing our quality and attention to detail. We have a proven track record of training our own electricians via a traditional 4 year electrical apprenticeship combining college training and assessment together with on site training working alongside an experienced electrician.

New Electrical Safety Regulations in the Private Rented Sector

New UK regulations came into force on 1 June 2020 which require the electrical installations in private rented properties to be inspected and tested by a person who is qualified and competent, at least every 5 years.

Although the regulations are new and now make this a mandatory requirement in private rented housing, electrical inspection and testing is a long established procedure for assessing the condition of electrical systems, and at Matt Browning Limited, our qualified electricians have been inspecting and testing electrical installations in commercial and domestic buildings for many years

According to a report from the Department for Transport, Sales of hybrid and all-electric vehicles overtook sales of diesel vehicles in the second quarter of 2020.

One of the key differences for electric vehicle drivers is the ability to re-fuel at home or at work. The advantage of a professionally installed mode 3 EV charger, over a basic charging cable plugged into a standard socket is charging speed and safety. For domestic installations a Mode 3 charger typically has a power rating of 7kW which can fully charge an EV in half the time of a basic charge lead - this means for a typical 60kWh battery vehicle, a full charge can be delivered overnight on the driveway. Smart charger technology allows EV owners to monitor the energy usage and cost of charging their vehicle.

For commercial workplaces where 3 phase electrical is often available, we can supply and install chargers with much higher output for faster charging, as well as smart controls allowing the building owner to control access to the chargers or set up a billing system to get a financial return.
